Jeff Bezos' space company has picked its next Texas address. On October 8, Blue Origin, Governor Greg Abbott and the City of Hutto announced Constellation Park, a 1.3-million-square-foot campus along State Highway 79 in Williamson County, about 35 miles northeast of Austin. The governor's office puts the capital investment at $554.8 million, and the company says the campus will add more than 2,000 manufacturing and related jobs over the next 10 years. The site will build satellites and communications hardware, including solar arrays and avionics.
"Texas has long understood what it takes to lead in space exploration," said Blue Origin CEO Dave Limp. "We're proud to grow our footprint here in Texas, tap into the world-class talent this state has to offer."
For the housing market, the location matters as much as the headline. Hutto sits on a corridor that already includes Samsung's semiconductor fab in nearby Taylor, and it has some of the most affordable homes in the Austin metro. Williamson County expects average salaries of about $88,000. Engineers, program managers and executives who relocate, possibly from aerospace centers such as Seattle, Los Angeles and Florida's Space Coast, will be choosing among small-town Hutto, established Round Rock, historic Georgetown and Austin's lakefront neighborhoods. They will arrive in a market where 30-year mortgage rates are back above 7%.
Blue Origin, founded by Bezos in 2000, already has a large Texas presence, including its launch site in the West Texas desert and more than 550 employees in the state. Constellation Park moves its satellite work closer to a large tech workforce. The campus will support TeraWave, a satellite network the company says can deliver up to 6 terabits per second of data anywhere on Earth, and expand production of Quartz, its ground-antenna network.
The deal took months. Williamson County's Commissioners Court approved an incentive agreement on August 20, before the company was named. "This is an exciting opportunity for Williamson County and especially for the Hutto community," said County Judge Steve Snell. The City of Hutto and the Hutto Economic Development Corporation also offered incentives, and officials say those terms will be released when the agreements are signed.
Local leaders see a pattern. "Between Tesla, ASML and now Blue Origin, Hutto is becoming an anchor point on the Highway 79 tech corridor," said Hutto Mayor Mike Snyder. Caitlin Morales, board chair of the Hutto EDC, said the investment "will have a ripple effect across Hutto and Williamson County." Ten miles east, Samsung's Taylor fab has been preparing for chip production. In March, Korea JoongAng Daily reported that mass production could slip to early 2027.
The housing market they are entering has cooled from its peak. Redfin data cited by East Wilco Insider put Hutto's median sale price at nearly $345,000 in May 2026, down from a peak of $430,000 in June 2022. Williamson County's supply has tightened, with 3.7 months of inventory in June 2026 according to Unlock MLS. In the City of Austin, the median single-family sale price in September 2026 was about $591,000, up 2.8% from a year earlier, with roughly four months of supply.
Drive times to Constellation Park are approximate and assume light traffic.
Hutto (about 5–10 minutes). Hutto's historic Co-Op District has restored cotton-gin buildings, local restaurants and the concrete hippos that serve as the town's mascot. Housing is mostly newer master-planned neighborhoods, with some acreage homes on the edges of town. It has the shortest commute and the lowest prices of the group.
Round Rock (about 15–20 minutes). Dell's hometown is the most established choice. Teravista, Forest Creek and Behrens Ranch offer golf-course and larger executive homes. Old Settlers Park, the Brushy Creek trail and the restaurants in downtown Round Rock's historic district add a lot. It is about 25–30 minutes to downtown Austin on I-35 or the toll roads.
Georgetown (about 20–25 minutes). Georgetown's Victorian courthouse square, one of the best-preserved in Texas, is ringed by wine bars, boutiques and restaurants. Buyers will find historic homes near Southwestern University, newer estates in Wolf Ranch and homes with Hill Country views near Lake Georgetown and the San Gabriel River.
Taylor (about 15 minutes). Taylor's brick downtown, small-town feel and famous Central Texas barbecue make it a character choice. Prices have been among the lowest on the corridor; Redfin data put the May 2026 median under $300,000. Newcomers to Samsung and Blue Origin may find older homes on large lots and farmhouse properties nearby.
West Austin and Lake Travis (about 45–60 minutes). Senior executives who want lakefront living, Hill Country views and downtown restaurants may choose Westlake, Tarrytown or the Lake Travis shoreline and accept the longer commute, especially with hybrid schedules. These neighborhoods offer the region's top luxury housing and the most dining and culture.
Prices are below their peak. In Hutto, Taylor and much of Williamson County, prices are well below 2022 highs. Buyers who were already planning a move could find more choice now than after hiring begins.
Look past the closest town. Hutto will get the most attention. Pflugerville, Taylor and eastern Georgetown offer similar access and could see less competition.
Use builder incentives, carefully. With rates above 7%, many builders in the corridor have offered rate buydowns and closing-cost help. Compare total cost, HOA dues and property taxes, which are a large part of the monthly payment in Texas.
Your buyer pool may widen gradually. Hiring will build over 10 years, so expect a steady trickle of relocation buyers rather than a sudden surge. Many will have relocation packages and fixed start dates.
Market the commute and the lifestyle. Listings in Round Rock, Georgetown and Hutto should show drive time to SH 79, home office space and access to trails and town squares.
Price for today's market. Supply has tightened in Williamson County, but buyers still compare homes carefully at 7%-plus rates. Realistic pricing and good presentation still matter most.
Your money may go much further. An engineer or executive moving from Seattle or Los Angeles will often find that a modest coastal budget buys a large new home, a historic Georgetown property or a lakefront home in Austin.
Remember Texas taxes. Texas has no state income tax, but property taxes are higher than in many states. Ask your agent about taxes, homestead exemptions and any municipal utility district (MUD) fees.
Rent before you buy if the timing is unclear. With no construction schedule yet, many early hires may rent for a year to learn the region before choosing between Hutto, Round Rock, Georgetown and Austin.
Long-term rentals. Thousands of jobs paying about $88,000 on average could support demand for well-kept single-family rentals and townhomes in Hutto, Taylor, Pflugerville and Round Rock, especially during construction and early hiring.
Mid-term furnished housing. Contractors, engineers and relocating employees often need housing for 30 to 180 days. Furnished homes near SH 79 and SH 130 may meet that need. Check city short-term rental rules and HOA restrictions before buying.
Watch the supplier network. Aerospace and semiconductor suppliers tend to locate near major plants. That could spread housing demand along the SH 130 and SH 79 corridors toward Taylor and Pflugerville.
Be patient. Large job announcements historically move markets in stages, and this one will unfold over a decade. Base your numbers on current rents and 7%-plus financing, not future prices, and consult qualified financial and tax advisors.
Constellation Park is not a sudden jolt to the market; it is a long-term demand driver. Over the next decade it will bring well-paid aerospace jobs to a corridor where prices are well below their 2022 peak and supply is tightening. Buyers have time and choices. Sellers in Hutto, Round Rock and Georgetown have a growing pool of relocating professionals. Investors have a steady source of rental demand, if they underwrite carefully at today's rates.
