There are mountain towns, and then there is Park City. A 19th-century silver-mining camp turned two-resort ski capital, it sits at about 7,000 feet in the Wasatch Back, where Victorian miners' cottages climb the hillsides above Main Street and contemporary timber-and-glass homes look out over aspen groves and ski runs. Two of North America's most famous ski areas, Park City Mountain and Deer Valley, are minutes apart. And it is all about 35 minutes from Salt Lake City International Airport, which makes a Friday-afternoon flight and a Saturday-morning first chair a realistic weekly routine for executives based on either coast.
The "why now" is a mix of new terrain, the Olympics and a market that is quietly rebalancing. Deer Valley is in the middle of one of the largest ski-resort expansions in the United States. Its new East Village base on the Jordanelle side more than doubled the resort's skiable acreage last season, and this winter adds the Hail Peak Express and about 200 more acres, bringing the resort to roughly 4,500 skiable acres and 32 lifts. Opening day is targeted for December 5, 2026. Further out, Park City will once again host Olympic events when the Winter Games return to Salt Lake City in 2034, with freestyle, halfpipe, slopestyle, ski jumping and sliding events planned at Deer Valley, Park City Mountain and Utah Olympic Park.
The market itself has split. Single-family homes set new highs in the third quarter of 2026, while condominium inventory climbed to its highest summer level since 2020. Buyers looking at a home now have more choice than they have had in years, and Utah cut its income tax rate again in 2026, to 4.45%.
Park City's luxury market came out of the summer stronger at the top and softer in the middle. In her Q3 2026 analysis of Park City MLS data for Park City limits and the Snyderville Basin, published October 19, 2026, local agent Nancy Tallman reported a single-family median sale price of $3.3 million, up 28.3% year over year, with 160 homes sold. The average single-family sale was about $4.49 million. Fourteen homes sold for more than $10 million, and five of those sold for more than $20 million. Cash remained king: about 54% of single-family sales closed without a mortgage.
Promontory drove much of the volume, with 54 of the 160 single-family sales, a jump Tallman tied to changes in club membership terms. Sales in established neighborhoods were thinner: Old Town recorded five single-family sales, down 74%, and Park Meadows recorded seven.
Condominiums and townhomes are a different story. The Q3 median was $1.3 million, down 3.6% year over year, and sales fell 28%. Active inventory reached 340 units at the end of September, up 43% from a year earlier and the highest summer count since 2020. Pricing discipline matters: single-family homes that sold without a price cut went under contract in a median of 18 days, while those that needed a reduction took a median of 92 days.
The broader picture is steady. The Park City Board of Realtors reported more than $1.35 billion in Wasatch Back sales in Q2 2026, with land sales revenue roughly doubling to $180.5 million. "Buyers are still interested, sellers are still selling," the board's CEO, Jennifer Armandi, told KPCW in August. "There is an increase in inventory, but that's just allowing choice."
Q3 2026 medians below come from a local brokerage's compilation of PCMLS data and reflect small samples. Drive times are approximate and depend on weather and traffic.
Old Town. Park City's historic core climbs the hillsides above Main Street, with restored miners' cottages, modern infill homes built to strict historic-district guidelines, and condominiums near the Town Lift. Main Street's galleries, restaurants and the Egyptian Theatre are a walk away. Q3 2026 median about $1.34 million at roughly $977 per square foot. About 40 minutes to SLC.
Deer Valley. Known for groomed runs, polished service and skiing only (no snowboards). Housing ranges from slopeside condos at Snow Park to ski-in, ski-out estates at Silver Lake and gated enclaves on the upper mountain, along with residences at the Montage, St. Regis and Stein Eriksen Lodge. The new East Village on the Jordanelle side adds branded residences and new base-area development. Q3 2026 median about $2.97 million, with the highest price per square foot of the core areas, about $1,324. Around 5–10 minutes to Main Street and 40–50 minutes to SLC.
Park Meadows. A residential valley floor of larger lots, mature trees, mountain views and the Park City Golf Club, with easy bike-path access to town. Housing includes classic mountain homes from the 1980s and 1990s alongside rebuilt modern homes. Q3 2026 median about $3.13 million, and homes moved quickly, with a median of 11 days on market. About 5 minutes to Main Street and 35–40 minutes to SLC.
Canyons Village and The Colony. The base of Park City Mountain's Canyons side has slopeside condos, hotels and a growing village with dining. Above it, The Colony is a gated ski-in, ski-out enclave of large estates on big mountain parcels, among the most exclusive addresses in the West. The Colony's two Q3 2026 sales had a median of about $17 million. About 10 minutes to Main Street and 30–35 minutes to SLC.
Promontory. A gated, amenity-rich club community east of Kimball Junction with Jack Nicklaus and Pete Dye golf courses, an equestrian center, a shuttle to the slopes and contemporary mountain homes and cabins. Q3 2026 median about $4.78 million. About 15 minutes to Main Street and 35–40 minutes to SLC.
Glenwild. A gated golf community off I-80 near Kimball Junction built around a Tom Fazio course, with large homesites, mountain-modern estates and quick access to the interstate and the airport. Q3 2026 median about $6.33 million. About 15 minutes to Main Street and 30–35 minutes to SLC.
Winter is the headline. Park City Mountain is one of the largest ski areas in the country, and Deer Valley's expansion keeps adding new terrain. Utah Olympic Park, a legacy of the 2002 Games, offers bobsled rides, ski-jump training and a museum, and a network of Nordic tracks, snowshoe routes and backcountry terrain is close by. In summer, the same mountains offer some of the best-known mountain-bike and hiking trails in the West, along with fly fishing on the Weber and Provo rivers and paddleboarding and boating on Jordanelle Reservoir.
The cultural calendar is changing. January 2026 marked the Sundance Film Festival's final edition in Park City, as the festival moves to Boulder, Colorado, in 2027, freeing up a busy January week that the town has long given over to the festival. The Kimball Arts Festival fills Main Street each August, and the Deer Valley Music Festival brings the Utah Symphony to outdoor summer concerts. Golfers can choose from private clubs at Promontory, Glenwild, Tuhaye and Victory Ranch, and the municipal Park City Golf Club in town. Main Street restaurants, sushi counters and slopeside dining rooms at Deer Valley's lodges round out the scene, and downtown Salt Lake City, with its arts venues, Utah Jazz games and international dining, is less than an hour away.
Rules and rates change. Confirm the details with a Utah real estate attorney, title company and tax advisor before you buy.
Winter (December through March) is peak season for skiing and showings of ski properties, and many out-of-state buyers make their decisions during ski trips. Summer (late June to August) brings warm days, cool nights, festivals and golf, and it is the most active season for the broader housing market. Late September and October bring fall color and fewer visitors.
For buyers, the shoulder seasons can be the best time to negotiate. April, May, October and November are quieter. With condominium inventory at a multiyear high and price-reduced homes sitting for months, motivated sellers may be more flexible before the holidays.
Park City combines world-class skiing on two major resorts, a historic Main Street, year-round outdoor recreation and an international airport 35 minutes away. Single-family homes are setting records, while condos and price-reduced listings give buyers more room to negotiate than they have had in years. With Deer Valley's expansion under way, the 2034 Olympics ahead and Utah's tax rates still falling, it remains one of the most compelling mountain addresses in the country.
